Before your visit to Wigwam® Holidays Sedgewell Barn please take the time to read the information below. It includes vital information regarding cancellation policies and services available which will assist you with planning your break.

Covid-19 Symptoms

If during your stay you start to display any of the symptoms of Covid-19, which include a high temperature, a new and persistent cough or loss of taste or smell, then we will request that you leave the site, return home and follow the stay at home guidance. Any remaining guests in the affected cabin would also be requested to return home and follow the stay at home guidance. We would also reserve the right to contact guests to ascertain whether any symptoms were diagnosed Covid-19 positive

Low Noise Policy

As we are located in an idyllic rural location and expect all guests to respect others during their stay, we have a low noise policy here at Wigwam® Holidays Sedgewell Barn. This entails conversation level noise between the hours of 9pm and 8am so that all our guests can have a restful, peaceful stay. Excessive noise will not be tolerated. If this Low Noise Policy is not adhered to then guests may be asked to leave the site.

Payment Policy:

To secure your booking a deposit or full payment is required at the time of booking; we do not accept provisional bookings so please do not make a booking unless you are in the position to honor it. Once a deposit has been paid the remaining balance must be paid through BACs or debit or credit card before stay. Please contact us for further information.

The number of guests staying in each Wigwam® Cabin must be confirmed at the time of booking. This number should not be exceeded unless by prior arrangement with the owner which, if permitted, will incur an additional fee.

Cancellation/No-Show Policy

In the event of cancellation or no-show, we do not provide any (either full or partial) refund. In certain exceptional circumstances we may however, at our discretion, offer an alternative date subject to availability which may incur an administration fee. This cancellation policy also applies to adverse weather conditions, over which we have no control. Therefore if you choose to cancel your booking due to weather, no refunds will be offered.

If an online booking is made which is subsequently found not to be in accordance with our terms and conditions then, at our discretion, we may cancel the booking within 5 working days of it having been made. In the event of a cancellation by us for this reason, only 88% of the monies paid for the booking can be refunded. Wigwam® Holidays Sedgewell Barn are not liable for refunds or expenses you incur in the event they are prevented from fulfilling your Booking as a result of circumstances beyond their control. Such circumstances shall include (but not limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events ("Force Majeure").

Travel Insurance

We strongly recommend you take out an appropriate travel insurance policy to give peace of mind that your financial commitment is protected, should you be forced to cancel your holiday for any reason. We recommend that guests have an appropriate level of travel insurance in place for their needs.

Arrival/Departure Procedures

Generally check-in time is from 2.30pm and check out is by 10am prompt on the day of departure. However, it may be possible to amend these times subject to availability and prior arrangements being made. These alternative arrangements may also incur a surcharge. Further details of how to check-in will be provided by e-mail shortly before the arrival date.

Whilst we do employ cleaners, guests are expected to leave their Wigwam® Cabin in a neat and tidy condition with all refuse deposited in the designated Refuse Collection Point. A map showing the location of this can be found in the Welcome Folder in your Wigwam®.

No food must be left in the fridge upon departure.

Waste & Refuse

Wipes, sanitary waste, nappies, cloths etc. must not be flushed down the toilets. These items must be wrapped and put in the bin provided.

Site Rules

The owners of the site reserve the right to ask guests not observing these terms and conditions to leave the park without refunds and with immediate effect. We do not accept bookings from unaccompanied adults aged 18 or under. For the comfort of all guests, we are a low noise policy site.

Group Bookings

We do accept group bookings, however we are unable to accept group bookings if you are aged between 18 years and 21 years. If you are in any doubt as to whether your booking meets our terms and conditions then please give us a call on 01609 605605.

At the site owner’s discretion, we may take a damage deposit for group bookings that is refundable once the cabins have been checked and all is in order. If there is any damage to our cabins or any of our property, the deposit will be retained up to the amount required to cover the cost of the damage. 

Please note that if you are booking cabins with hot tubs, they are designed for use by no more than four people at one time. For guests’ own safety we stipulate that no more than four people can use a hot tub at any given time. 

We reserve the right to ask for further details about a group booking (ie age ranges, purposes of the booking and other related information) in order to ensure our Terms and Conditions are adhered to.


We reserve the right to charge guests should the Wigwam® Cabin be left in an unsatisfactory condition or if there is any damage or breakages to the cabin itself or the furniture, furnishings or other items provided. We appreciate that minor damage and breakages can occur and that in most cases these will not be charged for. However, it is requested that guests advise us in the event of any breakage or damage which has occurred so that we can replace or repair the item/s before the next guests arrive.

Guests are not permitted to remove any of the Wigwam® Cabins furniture, furnishings or other items provided, as listed on the inventory inside the Welcome Folder.

Wigwam® Cabin Repairs

Please let us know if any repairs are required to your Wigwam® Cabin during your stay. The owners reserve the right to enter your Wigwam® Cabin for service or repair purposes.

Debit/Credit Card Facility

We have a credit/debit card facility available to use when booking and for on-site for purchases over a certain amount.

Smoking and Vaping

Smoking and vaping is not permitted inside any of the Wigwam® Cabins. Guests are permitted to smoke or vape in their own designated outdoor patio area as long as it does not interfere with the enjoyment of other guests on the site and that cigarette butts and ash are disposed of responsibly.

Barbeque/Fire Pit

You are not permitted to bring your own timber, only timber supplied by us can be used for the barbeque/firepit provided. You are not permitted to use branches, debris or other items you may see around the farmstead. All timber and similar flammable materials are the property of the owners.

You are not permitted to use any other flammable materials or liquids other than those supplied by us.

Please be aware of wind direction to ensure smoke does not become an annoyance to other guests and please use your barbeque/firepit safely.

You are not permitted to move the barbeque/firepit.

The use of disposable barbeques is strictly prohibited.

Safe Driving

The speed limit is 5mph around the site to protect children and animals that may be sharing the Wigwam® Holidays Sedgewell Barn site with you. We also expect all guests to respect our neighbours and there is a 10mph speed limit on the access track which leads to our site. Please note this access track is also a public footpath where slow, careful driving is of utmost importance.


There is one free parking space provided with each Wigwam® Cabin. Additional cars incur a nightly charge and must be paid for at the time of booking.

Hot tubs

We have four Wigwam® Cabins which have electric hot tubs provided. The cabins which include these are Warlaby, Newby, Darrowby and Maunby. Two of the cabins do not include hot tubs. These are Ainderby and Romanby.

The hot tubs are booked for guests’ use only. No third parties are permitted to use them.

Please note that if you are booking cabins with hot tubs, they are designed for use by no more than four people at one time. For guests’ own safety we stipulate that no more than four people can use a hot tub at any given time. 

The hot tub instructions can be found in the Welcome Pack of each relevant Wigwam® Cabin and also on a notice next to each hot tub.

Please note, accepted hot tub chemicals will be used when cleaning and maintaining the hot tubs.

Any breakages or faults MUST BE REPORTED immediately and in some instances may incur a cost.

Please use plastic glasses only as any broken glass will damage the hot tub. Please do not place any other items in the hot tub which may damage the hot tub or filters such as floating wax candles.

No dogs are allowed in the hot tub!

Swimwear must be worn at all times.

Please note we will endeavor to make sure your hot tub is up to temperature when you arrive however we can make no guarantee regarding this. Please also note we may need to start draining your hot tub from 7.30am on the morning of your departure.


Up to two well behaved dogs are welcome in each cabin with prior notice but must be kept on a lead at all times. There is an additional charge for dogs and owners are expected to clean up behind their dogs and place dog foul in a sealed bag in the bins provided. Dogs are not to be left unattended at any time. No dangerous breeds are allowed.

There is a designated area shown in our welcome folder where dogs can be let off their leads under certain circumstances. The instructions for doing so are stipulated in our welcome folder which must be carefully read and followed. 

These instructions include there being no farm animals in the designated area and dogs being kept under control at all times. In the event that they cause any distress to other guests of Sedgewell Barn, any farm animals or wildlife they must be put back on their lead immediately. 

If your dog/s leaves the cabin excessively dirty or muddy you may be charged for additional cleaning.

Play Area

Parents are responsible for their children and they must be supervised at all times. Please tidy up all your litter and place in the blue bin next to the Service Hut.

Although we are a dog friendly site, we kindly ask that you do not take your dogs into the play area.

Farm Safety And Supervision Of Children

Please ensure your children do not use the farm buildings as play areas and do not play on any farm machinery.

Guests are not permitted to feed any farm animals

If any guests come into contact with farm animals please ensure they wash their hands thoroughly.

Parents are responsible for their children and they must be supervised at all times.

Emergency Telephone Numbers

A list of emergency numbers is available in your welcome pack located in each Wigwam® Cabin.

The owners of the site are absolved of all liability for accidents, loss or damage to guests’ personal property.

Lost Property

Items must be claimed within two weeks of departure. Where relevant, postage and packaging charges will apply for the return of goods.

Disability Access

Regretfully our Wigwam® Cabins are not currently suitable for wheelchair access.

Complaints Procedure

We take all comments from guests very seriously and in the unlikely event you wish to make a complaint you may contact the Owner directly either by telephone or email and we will attempt to resolve any issues as soon as possible.


Anti-social behaviour such as bad language, aggression, destruction to property, harassment of other guests or any illegal activities carried out on the site will not be tolerated. We expect all our visitors to respect and look after the site and the Wigwam® Cabin you are staying in. If any guests do not adhere to this they will be asked to leave the site without any refunds.

Chinese Lanterns, Confetti Balloons and Drones

Chinese lanterns, confetti balloons and drones are strictly prohibited.
